Project Overview
Norfolk Fire Solutions was appointed to design and install a compliant fire detection and emergency lighting system within a three-storey residential block comprising seven self-contained apartments in March, Cambridgeshire. The project was driven by a current Fire Risk Assessment requiring the building to meet BS 5839-1 Grade L3 standards before being made available for rental.

Our Solution
Fire Detection & Alarm System
Norfolk Fire Solutions installed a wired, open-protocol addressable fire alarm system throughout the building. The system was designed to offer reliability, scalability, and ease of future maintenance.
Key components included:
- Advanced MX5000 addressable fire alarm panel, mounted within a weatherproof external enclosure
- System operating on Hochiki open protocol
- A combination of Hochiki addressable optical smoke detectors, heat detectors, CO multi-sensors, and manual call points
- Over 600 metres of FP200 fire-resistant cabling installed throughout the premises
The system was carefully designed to provide effective early warning across common areas and escape routes in line with the L3 category requirements.
Emergency Lighting
Emergency lighting was installed to fully support the building’s means of escape and ensure occupant safety in the event of power failure.
Scope of works included:
- Emergency luminaires installed along all final escape routes
- Coverage provided to points of safety
- Full illumination of external fire escape stairwells
- All cabling installed neatly in PVC conduit
- System linked back to the landlord’s electrical supply to simplify routine testing and maintenance
Commissioning & Handover
Upon completion, the fire alarm and emergency lighting systems were:
- Fully tested and commissioned
- Certified as compliant with relevant British Standards
- Handed over with full documentation, enabling the building to be legally occupied and rented to new residents
Outcome
- The building achieved full compliance with fire safety legislation
- The landlord was able to confidently release the apartments to the rental market
- A new long-term client relationship was secured
- A regular service and maintenance contract was established to ensure ongoing compliance and system reliability
